Built in 1925, 125 Fifth Avenue in New York City was a grand but faded relic of the famous thoroughfare. Purchased in 2011, the new owners turned to a multi-party team for the renewal. Stephen Hruby of Architects Unlimited, the municipal historical board, and Karsten Rumpf, had sections of the crumbling terra-cotta facade remade to blend with new windows. A superb renovation drew triple-A tenants Tumi and Intermix clothing on the ground floor and a spa and various studios above. Stunning bathrooms and a wrought-iron fire escape enhance rarely-considered areas.
